Demolition & New Build

Project description:
We acquired the site Autumn 2017. The original site consisted of a 59m2 two bedroom bungalow. In February 2018, we successfully obtained planning permission for a 3000sqft (280m2) detached house. The property is over four floors with 1000sqft basement to include cinema and entertainment space plus kids play room and guest suite. The remainder of the house at ground, first and second floors consists of open plan kitchen, reception and dining with a further 5 bedrooms and ancillary spaces over the first and second floors. The property has been finished to a very high standard to complement the space and externally it modestly fits in with the surrounding/neighbouring properties. This was a planning stipulation.

Project description:
We purchased the original semi-detached Victorian house as a rundown HMO which had not had any love for many years. The neighbours were tired of living beside a busy and noisy house not to mention an eyesore! With the support of the local residents we obtained planning permission and redeveloped the house into three high specification self-contained flats for the professional market. We created a Large 2 bedroom garden flat on the ground floor with a cellar utility room and two quirky one bed duplex flats over the 1st & 2nd floors. All three flats were sold on the launch day and broke the ceiling prices on the street for similar flats nearby.

New Build Development (Back Land development), The Birches

Location:

Project type:
Back-land development (redevelopment of under-utilised land) - Construction of a pair of semi-detached new-build luxury four story, four bedroomed family dwelling homes with basements.

Project description:
We acquired the back section of two gardens which also gave us direct access to the street where there was access to garages on one of the gardens. The site was in a very established conservation area and at the end of a mature Edwardian street of generous semi-detached houses averaging around 2,000sqft each. When we acquired the site it already had planning permission for a very modest pair of semi-detached 2 story 3 bedroom houses of circa 1,000sqft each. Through a meticulous re-design and consultation process with the local authority we successfully secured planning permission for a pair of larger 4 bedroom semi-detached houses spread over 4 floors including basements totalling approximately 5,500sqft. We were the first in the locality to secure and construct basements due to poor ground conditions (high water-table level and ballast ground). The completed houses drew considerable local interest and sold very quickly after launch to central london buyers relocating to the suburbs for a greater abundance of family space.

Listed Building restorations and Enabling Development, Crossways

Restoration of a Grade II Listed 18th Century Home - Saving a local landmark – The oldest house in the Village!

Project description:
The Crossways is a historically important and locally significant Grade II listed building in the highly desirable Golden Manor area of Hanwell. The site dates back to the 18th century and laid derelict for more than a decade before we purchased the site.

Grade II listed, the building retained many original features and was listed on the Historic England (previously English Heritage) “At Risk” register. Crossways was a story of a property that had deteriorated over recent decades and needed saving.

We were able to take over and rescue the site and after appointing a team of experts (Conservation Architects, Heritage Consultants & Planning Consultants) and a number of years of working very closely together with Historic England and the Local Authority we successfully agreed a scheme to restore this home to its former glory with an enabling development of two semi-detached houses and a detailed restoration of the existing building.

All in all, this was a very exciting and challenging project to secure Local Resident and Planning support for the enabling development needed to make the restoration viable so that Crossways could be saved for another era.

Redevelopment & Refurbishment

Project description:
A one bedroom flat was acquired and the loft space totally redeveloped and extended to create a 3 bedroom family flat with study, two bathrooms and roof garden. We acquired the property originally as a one bed flat within a period conversion (consisting of 4 flats in total). The flat had not been touched since the 60’s when the building was originally converted. We negotiated the loft space within the purchase therefore providing development potential to extend into the loft and increase the floor area. There was also access to a flat roof on the side of the property to accommodate a roof terrace to give much valued outdoor space. We were therefore able to double the footprint of the original flat and create a 3 bedroom flat over two floors with a garden terrace. The location of the property means that it is one stop from Paddington from Acton Main line station and 10 minutes to bond street via Crossrail when it opens in 2019.

House Redevelopment

They were gutted, extended at both ground and loft floor levels and extensively remodelled and refurbished to create four bedrooms, three bathrooms and all the necessary provisions of a wonderful family home.

Victorian House – Conversion from flats back into family home

Redevelopment of a large 4 story Victorian House

Project description:
This Victorian semi-detached house was Originally built circa 1880 and had a total floor area of approximately 200m2. Backing onto Lammas Park, it was a characterful product of traditional Victorian architecture. The property retained most of its original features despite being informally arranged to accommodate two different families which were offspring of the descendants and original family who owned the house since the 1920’s. A sensitive design and planning process was followed and Planning permission was obtained for an extensive redevelopment of the original 4 story home. Permission was granted for complete refurbishment and associated extensions, in which all original features will be restored with careful attention. Extensions were approved at all levels from basement to roof level and the proposed new family dwelling would be transformed into a superior 5 bedroom family home generating a superlative hybrid of traditional architecture with 21st Century facilities, in order to effectively serve the new generation of home owners.

Project description:
We acquired a large detached Victorian house which operated in multiple occupation and was in extremely poor condition. Then through extensive design and working closely with the local authority (including the conservation officer) we obtained planning permission to extensively redevelop the site which was completely under-utilised. We increased the floor area by over 125% to create 5 amazing flats. Three flats were duplex (two of which were 3 beds over 125m2 each including basements). Mixture of private and communal gardens including off street parking.

Project description:
3 Westminster Road is a Victorian semi-detached house (circa 200m2) located within the heart of Hanwell West London. The site and house are reasonably large but under-utilised. Most of the neighbouring properties have been previously converted or purpose built. The location and site will accommodate higher density and is better suited to a number of good quality self-contained flats.

Planning permission was subsequently granted to extend the property and convert it into 4 self-contained flats over four floors with a total floor area of 300m2. There are future plans to extend the permission by a further 2 flats to a total of 6 units.

We acquired the original run down Edwardian semi-detached house (circa 200m2) in April 2016. Planning permission was obtained in 2018 for redevelopment to four two bedroomed self-contained flats. The flats were launched to the market off plan. Currently under construction with works scheduled to complete by October 2019. One of the 4 flats has been sold off plan and the launch date for the remaining flats is August 2019. The development will be completely sold and exited by the end of 2019.
